Light, weather and when to shoot
The plains sky is the best thing about a Kansas exterior and the wind is the worst; shoot on still mornings, and expect spring afternoons to turn. Summer heat hazes aerials by mid-morning. Winter is bright and clear more often than the Midwest to the east, which makes off-season exteriors workable.
What sells here, and what buyers want to see
Overland Park, Olathe, Leawood and Lenexa sell on schools, basements, the lot and newer construction; buyers are often relocating within the metro. Wichita sells on value and established neighbourhoods. The Flint Hills and western Kansas sell on acreage, fencing, water and the view — and on access from the road.

- Slide down into the finished basement, with the shelter or safe room shown.
- Drone top-down of the roof — buyers ask its age after every hail season.
- Ranches: aerial pass along the frontage; tracking drive in from the road.
- Suburban: backyard reveal to the covered patio.
Rules worth checking
Kansas does not have a single statutory seller disclosure form, but sellers must disclose known material defects and brokerages use a disclosure form by practice; the video should be as plain as the form. Roof and hail claim history is a common question — put the roof age in the caption and never reuse pre-hail photos of a roof that has since been replaced.
