Light, weather and when to shoot
High-desert light in the Treasure Valley is clear and hard; shoot exteriors early or in the last hour, when the foothills turn gold. Summer wildfire smoke can flatten a sky for weeks — check the air quality before an aerial morning and re-shoot if a clear day comes. North Idaho is greener and softer; Sun Valley and McCall sell in snow as well as summer.
What sells here, and what buyers want to see
Treasure Valley buyers want the RV bay, the shop, the lot, the view of the foothills and a new-construction finish; many are comparing subdivisions from out of state. Coeur d'Alene and Priest Lake sell the water and the dock. Sun Valley and McCall sell the mountain setting, ski access and the great room.
