The deck and the view
- Balcony pull-back from the peaks into the great room.
- Tilt up the vaulted ceiling and the wall of windows.
- Rise over roof to reveal the range behind the house.
Shoot the season you are in
Snow in the photos stays snow in the clip; the model does not change the season. If the listing spans seasons, shoot exteriors twice and keep the sets separate. Altitude light is bright and blue — shoot exteriors early, and expose interiors for the room.
Access and the outdoors
A front-door approach up a mountain drive, a tracking walk to the trailhead or the river, and a drone fly-over of the lot show what a buyer is really buying. Winter access — the plowed road, the garage — deserves a clip of its own.
Questions
Most of my buyers are second-home buyers. Does that change the video?
It makes the full walk-through more important: they will shortlist by video and visit once. Show every room and the setting, and be exact about what is included — furnished sales are common.
Can I shoot exteriors in snow?
Yes, and they sell in ski markets. Expose for the snow so it is white rather than grey, and keep the three photos of each clip in the same light.
