Light, weather and when to shoot
Bright at altitude: winter snow days are excellent exteriors if exposed for the snow; summer afternoons bring thunderstorms; the last hour before sunset on the foothills is the exterior. Smoke can flatten the sky in late summer — re-shoot when it clears.
What sells here, and what buyers want to see
Wash Park, Highlands and Sloan's Lake sell the neighbourhood and the walk; Highlands Ranch, Castle Rock and the southern suburbs sell schools, basements and the view; Golden and the foothills sell the setting. Buyers want the finished basement, the garage and the covered patio.

- View push to the Front Range on a clear day.
- Slide down into the finished basement; truck along the garage.
- A neighbourhood clip — the park, the main street — for the city listings.
Rules worth checking
Colorado's seller's property disclosure applies to most sales. Foothills lots are wildfire-interface — see the wildfire guide. Airspace near DIA, Centennial and Buckley restricts drones over much of the metro; the mountain view is a view push from the window, not an aerial.

Snow on the ground — shoot or wait?
Shoot on a bright, still day and expose for the snow. Denver sells in winter and buyers know what winter looks like; add a summer exterior when it comes.
How do I show the mountain view honestly?
From the window or the deck, on a clear day, with the view as the landing frame. Do not crop out the neighbour's roof if it is in the view.
