Light, weather and when to shoot
Clear, dry light; early and late for exteriors. Late-summer smoke can flatten the sky for weeks — re-shoot when it clears. Fall in the foothills is the exterior season. Winter is bright more often than grey.
What sells here, and what buyers want to see
Eagle and the north end sell the view and the lots; Meridian, Kuna and Star sell new construction and the community; the Bench and the East End sell character. Buyers want the shop, the RV bay, the three-car garage and the covered patio.

- Truck along the shop with the doors open; front-door approach up a wide drive.
- View push to the foothills.
- A subdivision clip — entrance, park, pool — for the newer communities.
Rules worth checking
Idaho is a non-disclosure state for sale prices; the seller's property condition disclosure applies. Foothill lots are wildfire-interface — see the wildfire guide. Airspace near the airport and Gowen Field restricts drones south of the city.
