Humid summers haze exteriors by late morning; spring and fall are clean and green, and October in the Bluegrass is the exterior month of the year. Lake water goes white at midday — shoot the dock early. Winters are grey more than white; interiors carry the season.
What sells here, and what buyers want to see
Louisville sells on neighbourhood — the Highlands, Crescent Hill, the East End suburbs — and on porches, lots and finished basements. Lexington's horse farms sell on pasture, fencing, barns and water; buyers want to see the land in one continuous view. Lake homes sell on the slope to the water, the dock permit and the view of the cove.

Kentucky requires a seller's disclosure of property condition form on most residential sales. Horse-farm listings should state in the caption what is included — fencing, barns, equipment, water rights — since an aerial pass implies the whole view. Lake docks on Corps lakes carry permits; say what transfers.
