Light, weather and when to shoot
Coastal fog is common in the mornings from spring to early summer; wait it out for the clearest light in early afternoon. Fall is the region's best exterior season. Winters are grey and wet on the coast, snowy inland; interiors carry them with lamps on.
What sells here, and what buyers want to see
Halifax sells the peninsula's older houses and the suburbs' newer construction; Dartmouth and Bedford sell value and the commute. Oceanfront and river properties across the four provinces sell the water, the view and the acreage. PEI sells the coast and the farm; Newfoundland sells St. John's character and outport views.

Rules worth checking
Property disclosure statements are voluntary in much of the region and used by practice; the video should show condition plainly either way. Coastal and shoreline rules vary by province; caption what the frontage covers. Drone work follows Transport Canada certification and airspace rules; Halifax's airport and the harbour restrict flights.
