How to Put a Listing Video on a Single-Property Website

On a single-property website the video is the hero: a muted, looping clip at the top of the page with a poster frame that shows before it loads, and the full walk-through embedded below the photos and the facts. Keep the hero file small, host the walk-through on YouTube or a video platform, and the page stays fast.

Why it matters

A single-property site is where a buyer who clicked from a reel or an email lands, and the video keeps them there. It is also the page you link from the MLS if your board allows unbranded hosting.

Step by step

  1. 1Pick one clip as the hero — the exterior or the best room — and export it at 720p, trimmed to five to ten seconds.
  2. 2Set it to autoplay muted with a poster image, so the page shows something instantly.
  3. 3Embed the walk-through below the photos from YouTube or a video host, not as a raw file.
  4. 4Put the facts and the contact form beside the video, not below the fold.
  5. 5Check the page on a phone; if the hero stutters, use a smaller file or a still with a play button.

What goes wrong

  • A 50 MB hero video that makes the page load in ten seconds.
  • Autoplaying with sound.
  • No poster frame, so the hero is blank for a second on mobile.

The judgement call

Most single-property site builders handle this with a video field; the work is choosing the clip and keeping it small. Villenza's 720p clips are already a sensible size.

Questions

Should the hero video have the address on it?

No — put the address in text. The clip is reusable and the text is searchable.

Can the property site be the MLS video link?

If it is unbranded and your board allows it. Many agents keep a separate unbranded page for that.
