How to Post a Listing Walk-Through on YouTube

The full walk-through belongs on YouTube's main channel: the wide 16:9 cut, one to three minutes, rooms in showing order with a title card on each, uploaded with a title that names the street and the city and a description that carries the facts and the link. Add chapters so a buyer can jump to the kitchen.

Why it matters

Buyers search addresses and neighbourhoods on YouTube, and the walk-through is the video they want when they do — long enough to see every room, findable for as long as the listing is live and after. It is also the file you link from the MLS and email to buyers.

Step by step

  1. 1Cut the wide walk-through in showing order — exterior, entry, living, kitchen, primary, feature, exterior — with a title card on each room.
  2. 2Keep it one to three minutes; slower pace than the reel, captions rather than music if the MLS will link it.
  3. 3Title with the street, the city and the price; description with beds, baths, square footage, the listing link and your contact.
  4. 4Add chapters in the description (timestamps per room).
  5. 5Make an unbranded version if your MLS requires one; keep the branded one on your channel.

What goes wrong

  • A title with no place name.
  • Music with lyrics that fights the captions.
  • Leaving it unlisted and forgetting it — public and titled is the point.

The judgement call

This is the durable asset; the reels are the moments. Make both from the same clips. The length guide and the MLS guide cover the rest.

Questions

Should I narrate it?

Only if the narration is good; captions and title cards do the job without risk. See the music and voice-over guide.

What about after the sale?

Retitle it 'Sold' and leave it up — it markets you to the next seller searching the street.
