- Personal items that signal a protected characteristic — religious objects, family photos — out of the shot, as with stills.
- Neighbours and their homes out of exterior clips, which is also a privacy matter.
In the caption
Describe the home: three bedrooms, a level lot, a walk-in shower. Avoid describing the buyer or the neighbourhood's people: "ideal for families", "safe area", "great for young professionals". Steer clear of school characterisations beyond the district name.

Read the caption as if a regulator will, watch the reel once for anything in the background, and keep the same discipline on personal social accounts as on the listing page — a reel is advertising wherever it is posted.

Can I say a home is wheelchair accessible?
Describing accessibility features of the property — a ramp, a roll-in shower, single-level living — is describing the property and is generally fine. Describing the buyer is the problem.
Do music and voice-over matter for fair housing?
A voice-over is remarks, so the same rules apply. Music is not, but lyrics that characterise people are best avoided.
