Listing Video on an Eroding Coast: Setbacks, Seawalls and the Honest Establishing Shot

On an eroding coast the establishing shot is the ethical decision: it should show where the house stands relative to the water, not crop the shoreline out. Seawalls, dune restoration, setbacks and elevation are features to show plainly; survey history and any coastal-zone restrictions belong in the disclosure.

An establishing shot that tells the truth

A drone top-down or aerial pass that includes the water line and the house in one frame is the honest opener. Villenza cannot move the shoreline — the clip ends where your last photo ends — but a tight crop can hide it. Choose the wide frame.

Protection as a feature

Setbacks, surveys and restrictions

Coastal construction lines, setback rules and any restrictions on rebuilding are disclosure and due-diligence matters. The caption can point to the survey; the documents carry it.

Disclosure requirements differ by state, province and MLS. This guide is about making the video honest; what you must disclose, and where, is a question for your broker and your local rules.

Questions

Is cropping the shoreline out of the video actually a problem?

It is the kind of omission a buyer discovers on the first walk to the beach, and it colours everything after. Show it; the buyers who want beachfront know what it means.

Should I shoot at low tide or high tide?

Shoot the establishing shot at high tide so the video does not show more beach than the property usually has. Interiors and the deck can be shot whenever the light is right.
