Light, weather and when to shoot
In the desert, shoot exteriors and pools in the first hour and the last; midday is flat and white. Summer heat makes early mornings the only workable window for outdoor clips. Reno has four seasons and Tahoe has snow; expose for it and keep each clip in one season.
What sells here, and what buyers want to see
Las Vegas sells on the community — Summerlin, Henderson's Green Valley and Inspirada — the pool, the covered patio, the garage and the view of the mountains or the Strip. High-rise condos sell on the view and the building. Reno sells on newer construction and the commute; Tahoe sells on the lake, the beach access and the ski drive.
The clips to make
- Pool glide with the mountains behind; backyard reveal to the covered patio.
- High-rises: view push to the Strip at dusk from a twilight set.
- Tahoe: balcony pull-back from the lake; rise over roof to the water.
- Drone reveal of a community from a licensed pilot's stills — airspace near the Strip and the airport is restricted.
Rules worth checking
Nevada requires a seller's real property disclosure form on residential sales. Master-planned communities and high-rises have HOA and building rules on photographing amenities; ask first. Drone flight near Las Vegas's airport and the Strip is heavily restricted — build aerials from a pilot who knows the map.
Disclosure, drone and privacy rules change and differ by MLS and municipality; confirm the current version with your broker before you rely on anything here.
Questions
Twilight or daylight for a Strip-view condo?
Both, in separate clips: a daylight set for the unit and a twilight view push for the view. Never mix the two in one clip.
How do I show a desert yard honestly?
Shoot it at the hour it is used — early morning or evening — with the patio lit. A noon photo of a desert yard sells nothing.
