Humid summers haze exteriors from late morning; spring and October are the clean exterior months. Bay water goes to glare at midday — shoot the dock early. Winter is grey more than snowy; interiors with lamps on carry a January listing.
What sells here, and what buyers want to see
Bethesda, Rockville, Columbia and Ellicott City sell on schools, the commute and the finished lower level. Annapolis and the Eastern Shore sell on water frontage, the pier, the depth at the dock and the view down the creek. Baltimore rowhouses sell on the neighbourhood, the rooftop deck and the parking pad.

Rules worth checking
Maryland lets a seller give either a property condition disclosure or a disclaimer; either way the video must not contradict the documents. Waterfront properties fall under the Critical Area rules for the Bay, which limit what can be built near the shore — say what the pier permit and the frontage cover. Historic districts in Annapolis and Frederick have exterior rules.

You cannot, honestly, in video; say it in the caption with the survey. The video shows the pier and the approach.

A short one — the street, the Metro or MARC station, the park. They are buying a commute as much as a house.
