Why it matters
Reach beyond your own audience is the value; a Reel reaches locals who might follow you, a TikTok can reach the country. That is useful for a listing with something to look at and for building your name, and less useful for a standard three-bed in a subdivision.
Step by step
- 1Cut the vertical version to 15 to 30 seconds, feature first, no title card.
- 2Add one line of on-screen text in the first second — the price, or a question the video answers.
- 3Caption with the city and the neighbourhood; keep hashtags to a few that describe the house.
- 4Post, then reply to comments with a follow-up video of the room they asked about.
- 5Check which listings travel; post those, and keep the plain ones for Instagram.
What goes wrong
- Opening on the front door when the pool is the story.
- Trending audio downloaded and reused on your website, where the licence does not apply.
- Treating every listing as a TikTok — the algorithm is honest about what is interesting.
- Ignoring comments, which are the platform's distribution engine.
