Light, weather and when to shoot
Marine layer in the mornings from May to July; shoot the coast after it lifts, late morning to afternoon, and the sunset from the west-facing decks. Inland is clear and hot in summer — early. Winter is clear and mild and the best season for exteriors.
What sells here, and what buyers want to see
La Jolla, Del Mar and the coast sell the ocean view and the walk to the beach; Carmel Valley, Poway and North County sell schools and newer construction; the canyon neighbourhoods sell the view lot and the privacy. Military buyers want the base commute and the full walk-through.

Rules worth checking
California's natural hazard disclosure applies; canyon lots raise fire and slope questions. Airspace near Lindbergh Field, Miramar, North Island and Camp Pendleton restricts drones across much of the county — a licensed pilot who knows the map is essential. Coastal Commission rules limit bluff work.
